Parking

  • The Association’s rules and regulations require that you use your garage first, then the driveway, then the designated parking slots at the end of the court, and finally the overflow parking at the clubhouse.
  • Parking is strictly prohibited on courts (outside the designated spots) at all times.
  • Vehicles parking on West and East Common (the loop) are permitted on the pond side of the ring road only during the day and evening hours. Overnight parking is strictly prohibited.  Improperly parked vehicles are subject to being towed.
  • Commercial vehicle overnight parking is prohibited at all times unless in the garage with the door closed. This includes vehicles/trucks with ladders, commercial lettering, or commercial plates, whether or not owned by a resident.

Water Shutoff

  • For our owners who go away for the winter months we would like to remind you to please shut off your water and drain the pipes before you leave for the season. Always leave the heat set to at least 55 degrees.
  • The water shutoff is usually located near your water meter.
  • If you do not have a shutoff the Associations requires you to have one installed.

Dogs

  • No more than 2 dogs weighing no more than 60 pounds each are permitted as stated in the By Laws.
  • All dogs must be registered with the Association and a certificate showing evidence of rabies vaccination is required to be kept on file. Registration forms are included in the welcome manual.
  • Dogs should be walked along the curb, away from common lawn areas and around mailboxes. Please do not allow them to defecate or urinate on front lawns. Dogs must be leashed at all times and not kept outside unattended.

Garbage Pick-Up

  • Tuesday and Friday mornings. Garbage is to be placed at the curb in black plastic bags no earlier than 8 am on the morning of the pickup, specifically not the evening before. Trash containers are not permitted.   No household trash can be left at the recycling area, violators are subject to fines.

Recycling

  • Recycling is picked up every other Monday (schedule is available on the weekly newsletter). Recycling should be placed in clear plastic bags (recycling containers are not permitted). Cardboard boxes are recycled and need to be broken down and tied up. Recycling should be placed at the curb the morning of the pickup (not the evening before).
  • If you bring recycling to the community recycling dumpsters, please be sure to empty your recycling out of the plastic bags and dispose of the plastic bags in the provided trash container. Nothing should be left on the outside of the dumpsters at any time. You must make prior arrangements with Waste Management for any bulk pickup of items such as construction debris, furniture, or other large items. Please call Jeremy Wolf at (917) 613-5857.

Community Speed Limit

  • The posted speed limit within the community 15 MPH. It is of the utmost importance that the speed limit is adhered to. There are many children and people walking in the community.

Storage

  • No chemicals, or flammables are permitted to be stored in the garage, on the patio or deck. This includes, but is not limited to old paint, gasoline, oils, stains. You may store a small amount of firewood (for example two bundles of firewood, these usually are 5 or 6 pieces each) in your garage over the winter months.

Grills

  • Propane grills, heaters, and firepits, as well as charcoal grills, open fire pits and the like are strictly prohibited from being used or stored within the Association. The only alternatives are an electric grill or a natural gas grill. (please see management for applicable forms and fees)

Construction Refuse Containers

  • Only 8 and 10 yard construction refuse containers are permitted to be temporarily offloaded and placed in a homeowner’s driveway. Such containers may not remain on site on Saturdays, Sundays or holidays. We recommend protecting the driveway surface from wheel impressions and gouges with plywood.  The homeowner will be responsible for any damages.
